A quote that includes the real work

Show the contents, loft opening and carrying route

Loft clearance is not priced from the pile alone. Photographs should show everything being removed, the hatch or stairs, headroom, ladders, tight turns and the route from the loft to the vehicle. We assess the waste, labour, carrying distance and disposal together, then confirm the scope and price before booking.

Anything staying in the property must be clearly separated. Identify mattresses, electrical items, heavy boxes, water tanks, insulation and unknown building materials individually.

Loft-clearance questions answered

Do I need to bring everything down from the loft first?

Not necessarily. Send photographs of the loft contents, hatch, ladder or stairs and the route to the vehicle. Black Dog will confirm whether removal from the loft is included and what labour is required before booking.

Can you remove furniture or boxes from a loft?

Suitable boxes, dismantled furniture and household contents can be assessed from photographs. Dimensions, weight, tight turns and the size of the loft opening must be shown so the job can be planned safely.

What cannot go in a normal loft clearance?

Asbestos, chemicals, liquids, gas bottles, sharps and unidentified hazardous materials are not accepted as ordinary mixed waste. Insulation or unknown building materials must be photographed and identified separately.

Can you clear a loft in an empty or managed property?

Yes, where the owner or authorised manager has agreed the exact removal scope and access arrangements. Items staying must be clearly separated. Completion photographs and waste-transfer paperwork can be arranged.
